- Approved Design/Planning
Once your design is complete and/or planning approval has been obtained, we can commence the project.

WEEK 1
- Light Technical Design
We perform the initial technical design to evaluate the building method, structure, and other relevant factors.

WEEK 2
- Pre Tender Meeting
We’ll arrange an additional meeting with your project manager to gather more site details and discuss your preferences for flooring, kitchen, bathrooms, and other features. This will enable us to create a comprehensive pre-tender package and select the most suitable builders.

- Initial Estimates
We’ll send the preliminary technical design to assess initial interest and get approximate cost estimates from our suggested builders.

- Engineer and Consultants
We will engage an engineer to design and calculate any necessary beams, foundations, frames, etc. to support the application, as well as any other necessary consultants.

WEEK 3
- Detailed Regulations
A comprehensive set of plans including detailed information on finishes, timber/foundation/drainage, internal layouts, construction details, engineer, acoustic, heat loss calculations, and service points collated.

WEEK 4
- Selection and Finishes Review Meeting
At this stage, we will review and discuss all the final information, which includes your selection of finishes such as floors and kitchens, to ensure everything is in order.

- Schedule of Works
A comprehensive written breakdown of all the construction items, their selection, and finishes, in approximate order of the entire building process.

- Tender Package
After updating the drawing, schedule, and other necessary details, we can provide you with a list of selected builders and a fixed, detailed quotation.

WEEK 7
- Fixed Quote
We’ll collaborate with the builder to create a clear and concise Gantt chart outlining the work program, including key stages to anticipate and prepare for.

WEEK 10
- Contracts
We use a relevant building contract that outlines project details, payment stages, insurance, disputes, and other important considerations to bind the client and builder (contractor) to the project intricacies.

WEEK 11
- Pre Start Meeting
At the final review of the program and issuance of pre-start information.

- Start on Site
Building work starts.

- Weekly Inspections
Each week, we will visit the site to inspect the progress of the work and provide you with weekly reports.

We will schedule regular meetings with you and the builder to review progress, discuss design changes, and address any program variations.

We will make prompt design changes in response to unforeseen site issues to avoid project delays.

We’ll work with the builder and building control to guarantee that all works comply with the necessary standards.

- Payment Sign Offs
We’ll facilitate communication between the builder and building control to ensure compliance of all works.

We will act as a mediator and work towards a quick resolution of any disputes between you and the builder.

We will provide final sign off once all works, including the final snag items, are completed.
