By using the space that you already have, it’s easy to create a stylish living space in the most affordable way with a loft conversion. We can take care of the whole design, from structural engineering to fixtures and fittings.
Once the client has accepted our Terms and Conditions the job is then confirmed. Our architectural designers will either attend your property to survey it or you will receive a self-survey guide from us, and we will request this information from you. Surveying the property allows us to obtain all relevant measurements, images and information that is necessary to draw up existing plans and proposed designs and ensure that the project requested is feasible. After this, our architectural designer will go away and draw up multiple designs, so you are able to chose the right design options to suit your lifestyle.
Design Meeting/ Virtual Design Meeting & Screenshot
When the designer has completed the proposed designs, either a design meeting will be held where the designs can be discussed and altered, if necessary. Alternatively, you will be issued a screenshot of the designs and a virtual discussion will be held with your architectural designer to go through the drawings and make amendments, if needed. It is important to note when a screenshot of the proposed designs is issued, the drawings will not be fully complete with detailing in order to protect our designers’ work.
Approval & Confirmation
Once the client has approved the designs, we will invoice the first payment for the work done. Once payment is received, the designs will be issued to you digitally for your future reference.
Submit to Planning
At this stage, the drawings will be prepared accordingly, and submitted to the Planning Portal. This involves adding a location map to the application, collating 3rd party consultants and writing the planning and design statements if required. The planning portal will then email the client directly to pay their fee. Once this fee has been paid, they will forward the planning application to the appropriate local authority to undergo planning approval.
Once the local authority receives your planning application from the Planning Portal, the council’s validation/admin team will check that the application fits the validation check criteria prior to being reviewed by your Planning Officer. Once the validation check has been don, we receive and forward you the confirmation letter stating your application has been received along with the application reference number and case officer.
The Planning Process
• At this point, the application will undergo the planning process. During this phase, the Planning Officer will write to the neighbours, highways, environment, relevant utility services etc regarding the application. They will also put up notices on lampposts in the vicinity and speak to the local Parish Council regarding the application. All comments and information are collated ready for the Planning Officer to review.
• The Planning Officer will then look at the proposal against the relevant planning policies and consultees comments. A decision date will be issued unless the application is delegated to committee for being contentious.
Once a decision is reached, you will be updated by us. We will then advise you on the next steps. If the application is refused, we will be in touch to discuss redesign/submission. There is no application fee for resubmission within 12 months.
Building regulations drawings
Once your application is approved, we will then invoice you for the building regulations drawings. Once this invoice is paid, we will start detailing the drawings ready for submission to Building Control. If you have a design changes or preferred construction methods, you should make us aware at this stage. Once the drawings are complete, we will send the drawings to you for comment.
Builder tender (If requested)
Once the drawings are approved, we will send the drawings to our recommended builders for quotations if this is something you have opted for. We advise getting quotes from at lest 3 builders to verify their prices and to find the right builder to suit your project.
Send drawing to BC and SE
We will then submit your drawings to Building Control and Structural Engineers if necessary. Once the application has been submitted to building control, we will receive an initial notice and consult with the local authority, supporting documents like structural engineer work will be checked. Your appointed Building Control Officer will check the detailed drawing in accordance with the approved document 2013. They will then write to us requesting amendments and clarification. We will update the drawings and answer the questions until we gain approval.
BC Sign off and Approval Letter
Once the building regulations drawings have been approved, we will contact you personally. They are sent out to you so that they can be given to a builder to price from. This is when you tender the project for a suitable builder, and they become the principal contractor and is responsible for construction design. Your appointed BCO will attend the site at various stages during the build, as instructed by the builder, to sign off each stage of the works (usually in 5 stages).
